A typical set of house plans include 7–10 professionally drawn pages, giving you a comprehensive look at the design and structure of the home. Each set is thoughtfully organized to support your planning and visualization needs.

Here’s what you can expect: Cover, 4 Exterior Elevations, Basement & Foundation, Floor Plans, Building Sections, Roof Plans and Details.

COVER

This page includes general notes, coding & requirement details specifically for energy efficiency, site work, foundation, framing & design criteria.

FRONT

Exterior Elevations including four views—front, rear, left and right sides. The purpose of these drawings provide measurements drawn to scale to indicate what the home will look like upon completion.

BASEMENT & FOUNDATION

This outline shows how the foundation and structural integrity should be built. Details on the location of footings, load bearing walls, steel rebar concrete reinforcements, and other structural elements the home requires to support the walls and roof.

FLOOR PLAN

This layout includes an overhead view of each floor. Placement of the interior walls, room dimensions, doors, windows, stairways, etc. A two-story house plan would include an addition page including the second-floor plan details drawn at ¼” scale.

SECTIONS

This page includes building cross sections of the house as though it were divided into sections from the roof to the foundation. This gives the builder a better understanding of the floor heights, lengths and truss profiles.

DETAILS

This page includes structural elements needed for the home. Specific to excavating and grading, masonry and concrete work, carpentry and wood specifications, thermal and moisture protection and specifications about drywall, tile, flooring, glazing, caulking and sealants.

REINFORCING

 

Our Study Sets are highly detailed and provide a comprehensive overview of the home design, but they do not grant a building permit or license for construction. These sets are not intended for construction, but rather serve as an excellent starting point to: Obtain material estimates, gather preliminary construction pricing and valuate design feasibility for your region.

Additionally, construction drawings sold online do not include an architect’s stamp. You’ll need to work with your local building authorities to ensure all documentation meets regional permit requirements.
